We start with a quick, no-pressure conversation to learn more about your land, your goals, and whether our development model might be a fit. If there’s interest, we’ll review satellite maps, town zoning, and utility access to assess the potential—at no cost to you.

Next, we schedule a site visit to walk the property together. We’ll listen carefully to what’s important to you—privacy, views, road access, legacy, and more—so we can create a plan that respects your wishes.

If you decide to move forward, we formalize a joint venture agreement. You contribute your land as equity and retain ownership of your parcel. We handle all the heavy lifting—engineering, permitting, construction, and sales. You share in the profits from the new homes sold.

We work with the town to obtain all necessary approvals and manage the build-out from start to finish. Homes are built quickly using high-quality modular construction to minimize disruption and reduce costs.

As homes sell, profits are distributed according to our agreement. You can receive a lump sum payout, monthly payments, or a custom structure that fits your needs—while still owning your home and maintaining your lifestyle.
